How To Prevent Cracking On Your New Commercial Paint Job

Blog

Cracked and peeling paint can make the exterior of your commercial building look bad to your customers. Although a new paint job will provide an immediate fix for this problem, you may need a little more help to make sure it doesn't happen again. The following guide can help you prevent future cracking and peeling of your building's exterior paint.

Prepare the Surface Before Painting

Two types of prep work need to be done before any paint is actually applied. The first is to remove any old damage to the paint. Old cracked, peeling, or bubbling paint needs to be sanded or pressured washed off the walls; otherwise, the damage will carry through to the new paint. Dirt and grime should also be washed away; otherwise, the new paint might not adhere well.

The other type of prep work needed is the application of a primer. A primer creates a clean slate on the wall for the fresh paint to adhere to, thus ensuring that the new paint won't have any weak or uneven areas that could age more quickly than the surrounding paint.

Choose the Right Season

Moisture prevents paint from adhering properly simply because moisture can become trapped between the wall and the paint. The paint then develops bubbles that will later crack open or peel. Summer and fall are often the best times to paint, simply because the weather is typically dry and temperatures are warm enough for the paint to cure quickly.

It's important to paint during dry weather, so avoid scheduling the work crew for rainy days or during periods of high humidity. Temperatures should also be over about 60 degrees Fahrenheit to further ensure the paint dries and cures quickly. Quick drying is especially important on commercial buildings to avoid inconvenience to your customers.

Avoid Mixing Paint Types

You can use either latex paint or oil paint on your building's exterior. Your painting contractor can help you choose which types are best suited to your climate and siding material type. The only rule is that you shouldn't combine latex and oil. Painting over oil with latex, or vice versa, results in poor adhesion, and the top layer of paint will eventually begin to peel off.

The same rule applies to primer. If you use an oil primer, then you need to use an oil paint; otherwise, the paint won't properly adhere to the primer.
